Need-to-Know Details
Note: Please remember that you’re staying in a house, not a hotel. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7.
- Climate Control: Thermostat parameters are locked to ensure system efficiency. Heat will go no higher than 74°F; A/C will go no lower than 72°F.
- Supplies: One towel/washcloth is provided per registered guest. Travel-sized toiletries are provided to start. Please bring your own laundry detergent and extra toiletries for longer stays. No extra linens/blankets are kept on-site.
- Access Restrictions: Guests have access to the front yard, back yard, and porch. There is absolutely no access to the shed.
- Winter Months: We do not de-ice or shovel the driveway during winter.
- Extended Stays (30+ Days): Require a monthly maintenance inspection and cleaning to keep the stay extended. A $60 fee is requested every 30 days.
- Occupancy & Rates: Base nightly price is for the first 8 guests. Additional fee of $10 per guest per night for each additional guest.
House Rules & Policies
All guests are obligated to adhere to the following rules. Violations could result in additional fees and/or immediate booking cancellation without refund.
1. Photo ID Required
Required for security and liability. Submit a driver’s license to [email protected] or text to 931-302-4266. Your door code will be activated once received.
2. No Unauthorized Visitors / Parties
No gatherings or events. All guests on premises must be listed on the reservation. $100 fine per unauthorized guest. Locals must contact the host prior to instant booking.
3. Strict No Smoking Indoors
No smoking cigarettes, vaping, or illegal drugs indoors. You may smoke in your vehicle or at the end of the driveway. Please do not discard butts on premises. Violation fee: $500.
Pet Policy (Max 2)
- Pets must be crated when left home alone.
- No pets on furniture or beds. House towels are NOT for pets.
- Pick up and discard all waste properly (bring your own bags).
- No washing pets in the bathtub/showers.
- Accidental Damage Insurance does NOT cover pet damage. Unauthorized pets: $200 fee.
Check-Out & Cleanliness
Standard check-out is 11 AM. Late checkouts: $50 fee for every 30 mins. Early check-in may be available for $10/hr. Please leave the home in the condition you found it.
• Vomit/bodily fluid or waste: $250
• Illegal drug paraphernalia: $250
• Glitter or confetti: $200
Additional Security Rules
- Cameras: Do not tamper, block, or remove exterior surveillance cameras. Violation = immediate removal.
- Third-Party Bookings: Accrue an additional $500 refundable deposit. ID required for both the booker and the primary guest.
- Mail: Do not list this address as your residence or receive mail here.
- Insurance: Homes come with $500 Accidental Damage Insurance. Notify us immediately of accidents to utilize this at no expense to you.
Cancellation Policy
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
